Fannie Mae Awards 29th Non-Performing Loan Sale to TRF Acquisition
Fannie Mae has selected TRF Loan Acquisition, LP as the winning bidder in its latest non-performing loan sale, with closing expected by mid-December 2026.
Fannie Mae announced Monday that TRF Loan Acquisition, LP has won the bidding for the mortgage giant's twenty-ninth non-performing loan sale transaction, the latest in a continuing effort by the government-sponsored enterprise to offload distressed mortgage assets from its books.
The transaction was originally announced on October 8, 2026, and Fannie Mae said it expects the deal to close no later than December 15, 2026. Non-performing loan sales allow Fannie Mae to transfer credit risk on mortgages where borrowers have fallen significantly behind on payments, a mechanism regulators and housing finance analysts have long viewed as a way to reduce taxpayer exposure.

Fannie Mae, which trades on the OTCQB market under the ticker FNMA, has conducted these competitive loan sale processes regularly in recent years as part of its broader credit risk management strategy. The selection of a single winning bidder through a structured auction process is standard practice for such transactions, ensuring price discovery while maintaining orderly disposition of distressed assets.
The announcement marks the twenty-ninth such transaction in the program's history, reflecting the sustained volume of non-performing loans that continue to cycle through the housing finance system. Details on the size of the loan pool and the transaction value were not disclosed in the announcement.
